Our Planning Process


Stage 1 – Concept Plan & Pre-Consultation with Municipality

  • Review owner’s vision for the site

  • Review all existing and proposed OPA & zoning designations on the site

  • Develop concept designs with owner’s input to preliminary costing stage

  • Conduct preliminary financial analysis on preferred end use options

  • Implement risk minimization strategies to secure optimum economic and financial returns

  • Liaise with real estate agents/consultants/prospective tenants

  • Co-ordinate pre-consultation with the municipality

  • Evaluate market sectors in terms of emerging opportunities

  • Monitor market/competitor trends


Stage 2 – Site Plan Approval

  • Determine consultant team

  • Prepare scope of work and budget costs for each consultant

  • Lead and manage network of engineers, architects and other consultants in guiding each project through its governmental approvals process to obtain all permits/approvals required for a project

  • Manage design consultants in engineering the project within the parameters of the owner directed criteria, site plan, budget and applicable local codes

  • Manage all dates and processes within a project to ensure the project progresses as anticipated including but not limited to critical dates within development agreements, approvals and permitting

  • Liaise with approval authorities and relevant parties

  • Work with municipal staff and politicians to ensure support of the proposed development

  • Negotiate/gains approvals in a timely and cost-effective manner


Stage 3 – Funding

  • Liaise with Owner to recommend appropriate procurement options and financial risks with each option

  • Prepare financial proformas for presentation to lending institutions


Stage 4 – Marketing

  • Co-ordinate with lawyer for all necessary sale or lease documents

  • Co-ordinate with Tarion if required

  • Appoint and manage marketing agents

  • Co-ordinate with sales/leasing agents


Stage 5 – Construction

  • Preparation of tender documents

  • Manage tender process within probity guidelines

  • Negotiate design amendments

  • Resolves financial and legal issues in consultation with the Owner

  • Review the preparation of contract documents

  • Overview the management of each contract, reporting progress on a regular basis

  • Manage the completion /approval stages

  • Monitor progress an oversee practical completion, final certificates in consultation with Owner

  • Management reporting


Stage 6 - Move-in

  • For residential developments, develop pre-delivery inspection procedure, move-in procedure and warranty inspections

  • Work with property Manager and condo board regarding turn-over
